Developed process improvements to streamline the SOW, MOP, and FMS Attributes Process Manuals by 60%,
reducing the page count to 8 pages per process compared to the original 30 pages per process. These new
streamlined processes eliminated redundancies and reduced obstacles to allow Design and QC to work more
efficiently.
Advised and collaborated with Project Managers, Lead Designers and the Design Team on the most feasible and
likely routing of fiber cable in accordance with all local municipality and governing agency requirements with
respect to their rightofways and guidelines for placement and construction of Cabinets, Vaults and Conduits.
Developed and managed QC Cost Estimation/Bill of Materials for all infratures; Area Fiber (AF), Distribution
Fiber (DF), and Backbone (BB). Provided internal QC Audits for all supporting documents that are used to create
the Cost Estimation/Bill of Materials.
Developed and managed Fiber Splice Sheet, Patch Panel, and Facial documents with related schematics for
AF, DF and BB.
Coordinated incorporation of field notes from existing construction documents into revision updates to AsBuilt
Documentation. Prepared final close out documents to be provided to the client.
As a Designer, produced 60% of KCMO North Distribution Fiber (DF) layout CAD/GIS containing 3 hut sites
while all other DF design team members completed the remaining 40%. Mastering the workflow process
resulted in a significant increase in productivity, which led me to a Team Lead position.

Hard Rock Hotel and Casino's Tampa and Hollywood, FL
Work on these projects required major infrastructure improvements. Servicing this site required intersection and
roadway improvement design which I developed and permitted.
Calculate Impact fee computations, and permitting requirements.
Manage and Design the required upgrades of a water main and sanitary sewer systems. County owned systems
capacities were required to be upgraded due to a project of this size.
Olympia Development Group - Project Manager/Owner Representative

Responsible for identifying existing site characteristics and commissioning the required subconsultants to
obtain all required permits to bring the project to financing and construction. Drafted and approved the required
professional agreements and executed contract negotiations needed from each subconsultant as the Owner’s
Representative.
Project Manger of 10 multidisciplinary engineering teams that produced an average of 20 site development
Certificate of Occupancy per year compared with the industry average of 6 sites per year. The workload also
involved simultaneously managing up to 12 projects at any given time.
Represented the Owner by attending and presenting site development proposals to City Zoning and the Board of
County Commissioner’s hearings during the site approval process. Coordinated and directed PreApp meetings
with Municipalities, Counties and all other Regulator Agencies.
Attended and led preconstruction meetings ensuring all parties were on the same timeline and understood the
sequence of constructing the development within the scope of permit requirements, client timeframes and
financing objectives for the shortterm construction loan.
Reviewed title work, purchase of sale agreements, partnership agreements, developers agreements among
many other binding agreements which were part of a development project and ensured all obligations are met
within their timeframe by the responsible party.

Appointed by the client to directly develop and manage QC/QA systems for all Project Construction Documents
and Specifications across 10 markets within the southeastern and southwestern U.S., eliminating multiple sets
of product specifications. This allowed for a uniform working product that was consistent and favorable to the
client.

QA/QC for facilities management of site specific elements and materials as outlined by the client.
